Because basements are below grade, they tend to take on water, despite homeowners’ best efforts. Wet basements can happen when houses settle over time and create cracks in basement walls. During rainy season, these cracks fill with water and cause mold, mildew, and potential damage to possessions.
Before hiring a contractor
- Determine the source of the water leakage. Concrete is porous, and you will be able to see wet streaks that will reveal where the water is coming from.
- Do the tin foil test: if your entire wall is wet, dry an area and tape a piece of aluminum foil to it. Wait 24 hours. If the bottom of the foil is wet, the water is coming from the outside. If it is dry, you have an interior issue.
- Make sure all of your electrical outlets are unplugged and not in use. Turn the power off in the basement and use a fan and extension cord from your first floor if there is standing water.
- Be smart about your exterior landscape design. Keep plants and gardens that require routine watering a few feet away from your foundation.
Hiring a waterproofing company
Having a wet basement can induce panic, but don’t rush on hiring a contractor.
- Look up the waterproofing company’s credentials. Use BBB’s directory to check whether a specific company is BBB Accredited. Make sure the contractor is licensed and insured by the state.
- Know and understand your problem. Do some research so you have a good idea of what materials are used to protect your home such as spray waterproofing, concrete waterproofing coats, sealers, or plastic panels.
- Get a detailed estimate and be wary of exceptionally high deposit requests.
- Always ask about warranties. If your foundation repair doesn’t hold up, a warranty ensures you will be entitled to a replacement or refund.
- Do not let a waterproofing company pressure you. If there is no immediate danger to your home beyond the inconvenience of a wet basement, shop around and ask for estimates from multiple contractors.
