Depending on how large or complex your drywall project is, you may need to consider several things before hiring a contractor. Will you need a general contractor to manage all aspects of the project? Is there a need for a specialty contractor for work such as a cabinet or bathroom fixture installation? Are there design needs that will require an architect?
Top tips for hiring a drywall contractor (note: Sheetrock is a brand of drywall):
The importance of finding a good contractor can’t be overstated – getting a bad one can be a very costly mistake.
- Do your research – check with family, friends, or co-workers who’ve used a contractor for a drywall project. Check their complaint history on BBB.org.
- Get estimates – don’t settle for just one. Get estimates from several firms. Price should not be the only concern. Compare the bids and ask questions about the differences.
- Ask for references – You should ask for the names and information of at least three clients with drywall projects like yours. Ask when the project was completed. Was it timely? Were you satisfied? Was it on a budget? If not, why not?
- If need be, are they licensed? What type of insurance do they carry?
- Will they obtain all required permits?
After the contractor is hired:
There are certain things you should do to protect yourself from unscrupulous drywall hangers.
- Keep all paperwork – copies of the contract, change orders, and payment records.
- Do not pay cash. Do not pay in advance. Limit the down payment to one-third or no more than half. Establish a payment schedule.
- Don’t make the final payment or sign a release until you are completely satisfied.
Things to consider:
Before you sign off and make the final payment, be certain that all work meets the standards spelled out in the contract.
You should make sure to get written warranties.
Get proof all subcontractors have been paid.
Check that the job site has been thoroughly cleaned.
Do a final inspection with the contractor before you approve the work.
